Did you know that I have interviewed more than 700 industry leaders, angel investors, venture capitalists, and market maker founders on my podcast? Many of those happened back in the day when I was running angel pitch events for Network of Business Angels & Investors (NBA&I) and had an angel investor syndicate network of several hundred angel investors across the US and we used the interviews as a way to 'extend the room'. This week, we're spotlighting three women who each came to the same realization at different points in very different careers: waiting to feel ready is its own kind of risk. Fran Maier built BabyQuip into a global marketplace operating in over 2,000 markets, survived a pandemic that shut down travel overnight, and has spent decades championing female founders and Latina entrepreneurs. Her advice is clear-eyed and well-earned: resilience matters more than perfection, and a sense of humor is an underrated leadership skill. Sheetal Kadia joined i360 in 2009 and has spent 16 years growing alongside the company's data and technology organization, most recently stepping into the CIO role and discovering that leading well doesn't mean having every answer. It means asking the right questions and building the conditions for others to find them. Jieun Choe made a deliberate choice to step back from full-time work when her sons were young, turned a consulting engagement into a full-time executive role, and went on to help build Viz.ai into a clinical AI platform spanning 2,000 hospitals. Her most important leadership lesson: the preparation comes from doing the thing, not from waiting until you feel prepared for it. By using Regulation Crowdfunding and legally structuring a cash flow waterfall—giving local investors that 8% preferred return first—we aren't just renovating buildings; we're actively building local net worth. This is how we turn the threat of gentrification into community-driven wealth.
What happens when a neighborhood gets "improved"? 🏙️ Usually, the story is always the same: Outside developers step in, flip a $1.5M abandoned asset, and siphon every last dollar of rent and appreciation out of the zip code. The result? True community co-ownership. When property values inevitably rise, the net worth of legacy residents rises right along with it. This isn't just development—it’s a sustainable shield against gentrification that keeps wealth circulating where it belongs: in the local economy.
