Job Summary:

The Director of Preconstruction oversees all aspects of SG Contracting’s (“SG”) Preconstruction Department, ensuring daily management, supervision, coordination, and successful completion of the preconstruction phase of all projects to meet the cost objectives with respect to contracting, scheduling, estimating, and bidding. This individual coordinates directly with Executive Vice President while managing resources, personnel, goals, and processes to achieve optimal performance and profitability to carry out SG’s “Core Values, Mission and Vision”.


Experience:

Ten (10) to fifteen (15) years of experience in the construction industry in a prior role of Senior

Estimator or similar type position. Although not required, a Bachelor’s Degree in Construction Management or similar discipline of study is beneficial. Must possess a learning desire for computer programs that enhance the performance of the department and overall company.


Responsibilities:

  • Oversee the entire Preconstruction team, providing leadership, guidance, and fostering a positive, trusting, and productive team environment.
  • Define, implement, and revise Preconstruction standard operating policies, procedures, and forms.
  • Develop and execute new growth goals, strategies, and directives/initiatives for the Department.
  • Create and update job/position descriptions, hire competent personnel, and oversee employee training programs.
  • Coordinate, collaborate, and communicate with Sr. Leadership on Preconstruction Department goals, objectives, strategies, staffing, and financial plans.
  • Update Preconstruction and Company reports as requested and per the required deadlines.
  • Develop and implement Preconstruction operational strategies and systems to improve efficiency and productivity.
  • Monitor Company revenue and profitability margins and is involved in establishing, updating, and monitoring Preconstruction overhead budget, to include reviews with Sr. Leadership to maximize profits.
  • Coordinate, collaborate, and communicate regularly with the Director of Operations to ensure smooth transition of projects from Preconstruction to Operations.
  • Support Operations as requested and needed in the pursuit of projects.
  • Interact daily with the Preconstruction team to interpret the team’s needs and requirements and take an active role in the personal development of each of its team members to develop and mentor each team member's successful career.
  • Cooperate and communicate effectively with the Preconstruction team and other project participants to aid and provide overall support to all preconstruction projects.
  • Demonstrate decision-making ability, confidentiality, and leadership skills.
  • Possess time management and organizational skills.
  • Ensure all Company deadlines are met for the Preconstruction Department.
  • Assist the Preconstruction team, when needed, with the overall planning, scheduling, and implementation for estimating of project(s).
  • Coordinate and ensure that a preliminary construction schedule has been developed for each estimate/budget.
  • Build a solid trade contractor and supplier database, updating regularly to ensure competitive pricing on all project pursuits.
  • Keep current on changes, impacts, and trends in methods of construction and materials, economic risk to estimates/budgets, construction costs, and labor rates/cost.
  • Prepare and oversee each preconstruction opportunity as detailed estimates (conceptual, schematic, design development, construction) are prepared.
  • Assure that all estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project. This includes assuring that there are an adequate number of qualified and financially sound trade contractors as supplier proposals are received and evaluated.
  • Identify and manage potential project and budget/estimate risks, ensuring the risks are mitigated. Review risk factors with the Executive Vice President, including but not limited to, trade contractor pricing spreads 10% and greater, contracts, bonds, insurances, and other potential project risks.
  • Maintain a good relationship with Owners, Architects/Engineers, trade contractors, suppliers, municipal authorities, and others involved with the project and business.
  • Participate in organizations that serve to promote the interest of the Company.
  • Represents the Company at all times in such a manner that will enhance the reputation of the firm.
  • Promote the growth and development of Client, design professionals, trade contractors, and supplier relationships.
  • Maintain positive working relationships with Client(s), design professionals, program managers, and others to facilitate successful project preconstruction execution.
  • Communicate any new project opportunities to Sr. Leadership and be involved in the pursuit of such new opportunities.
  • Understand the importance of interacting with Owners, Architect/Engineers, trade contractors, suppliers, and other participants of our business with positive results.
  • Possess an attitude of stewardship that makes them highly approachable by all members of the project team, Architects/Engineers, design professionals, and Sr. Leadership of the Company.
  • Willingly gives of themself to mentor, train, and develop anyone needing their support to achieve project and professional goals.
  • Serve as a servant leader to the organization and the teams it leads.


Safety:

  • Work with the Company Safety Manager to develop, implement, maintain, promote, and enforce the Company’s safety program and ensure proper budgeting is included in all estimates for safety.
  • Immediately communicates any Company safety crisis to the Executive Vice President.
  • Exhibit personal behavior that demonstrates commitment to returning all workers home safely each and every day.
