2 Hour Learning is establishing a nationwide network of schools that condense a complete day of education into two concentrated hours through AI. This approach succeeds only when expansion operates with the same precision as the educational model. This role is designed to ensure that outcome. You will manage the entire lifecycle of new school sites—from initial location to fully functional campus—while creating the frameworks that make every successive launch faster, more efficient, and more reliable.

This position differs from conventional development work. Your purpose is not simply to oversee projects. Your purpose is to remove obstacles from the expansion process. That requires making critical decisions on site suitability, intervening directly in permitting and construction challenges, negotiating terms with vendors, and maintaining urgent execution timelines. Concurrently, you will deconstruct each component of this process into organized, AI-enhanced workflows that minimize manual intervention and strengthen forecast precision progressively.

What You Will Be Doing

  • Execute high-impact site decisions by confirming zoning compliance, permitting pathways, cost parameters, and timeline viability through structured and AI-enhanced evaluation
  • Manage multiple concurrent school construction projects, directing construction managers, removing obstacles, and delivering on-schedule, on-budget launches
  • Create precise, decision-ready capital project proposals that achieve stakeholder alignment on scope, budget, and implementation approach
  • Direct vendor selection processes, RFPs, and contract negotiations with emphasis on velocity, quality, and financial discipline
  • Break down expansion workflows into discrete work units and construct AI-powered systems that reduce timelines and enhance predictability

What You Won’t Be Doing

  • Functioning as a passive progress monitor dependent on contractor or partner updates
  • Concentrating on a single phase (such as site selection alone or construction alone) without accountability for the complete result
  • Using manual, improvised methods that begin from scratch at each new site
  • Escalating challenges without directly engaging to resolve permitting, design, or construction impediments
  • Consuming extended periods aligning stakeholders without producing a definitive decision

VP Of Real Estate Development Key Responsibilities

Manage the complete expansion lifecycle of new school locations by delivering fully operational campuses on reliable timelines while systematically decreasing time, cost, and risk through AI-enhanced systems.

Basic Requirements

  • Verified experience directing at least one real estate development or construction project from site identification through operational launch with complete ownership
  • Experience overseeing multiple simultaneous builds or capital projects with direct accountability for schedules, coordination, and problem resolution
  • Deep fluency in zoning regulations, permitting processes, construction operations, and vendor management, with capability to interact directly with general contractors, architects, and regulatory authorities
  • Proven capability to make tradeoff decisions balancing cost, timeline, and feasibility with clear, quantifiable results
  • Experience enhancing or organizing complex operational workflows (such as permitting, design coordination, construction implementation)
  • Proven ability to decompose complex workflows into structured, repeatable frameworks and refine them continuously
  • Evidence of employing tools (AI or other technologies) to minimize manual effort, expedite decision-making, or enhance execution velocity
  • Strong ownership orientation with capacity to function in ambiguous environments and produce tangible outcomes
  • Willingness and capability to travel up to 60% to active school locations throughout the US and be present on-site during critical development and opening phases
  • Currently based in the US and authorized to work without visa sponsorship

Nice-to-have Requirements

Experience in scaling multi-location development or expansion initiatives

Demonstrated history of enhancing forecast accuracy and compressing delivery timelines across multiple projects

Working with us

This is a full-time (40 hours per week), long-term position. The position is immediately available and requires entering into an independent contractor agreement with Crossover as a Contractor of Record. The compensation level for this role is $100 USD/hour, which equates to $200,000 USD/year assuming 40 hours per week and 50 weeks per year. The payment period is weekly.
