A huge thank you to you Rosanna Parker for inviting me to the Christchurch Music Festival and for your incredibly generous hospitality . The afternoon wasn’t just about enjoying fantastic music and great company. It was Rosanna’s way of saying thank you to the people who have supported her business, trusted her, referred clients and been part of her journey. That says everything about who she is. I’ve watched Rosanna build her business with authenticity, generosity and genuine care for the people around her. Whether you’re a client, a contact or a friend, she has a rare ability to make you feel valued. She creates opportunities for others without expecting anything in return, and yesterday was a beautiful reflection of that. As for the festival… I’ll admit I’m not usually a festival person, but I absolutely loved it. The first event in a long time I have thoroughly enjoyed! City of Portsmouth College continues to be an active member of this network and what an impact Business South has had over that 20 year period. Huge congratulations to the lovely Leigh-Sara Timberlake. On a personal level, I was there on day 1 of Business South supporting the cause so it was particularly special to celebrate 20 years of success. It was also lovely to catch up with some very long standing colleagues including Zoe Huggins BEM.

Ahead of that, yesterday's ISS Airview event provided useful insight into how the relationship between the UK and India may continue to evolve and where opportunities for collaboration and investment may emerge. While the key focus is understandably on areas such as advanced manufacturing, technology, innovation and clean energy, all of which have a growing presence in the North East, it will be interesting to see how increased collaboration and investment influences the region's wider infrastructure and development landscape over time. As new business relationships develop, I hope the North East continues to demonstrate that long-term success is built not only on economic growth, but also on creating opportunities for people from all backgrounds. The region has a strong track record of innovation, entrepreneurship and international collaboration, but one of its greatest strengths is its commitment to inclusion, community and ensuring that opportunity is accessible to all. ✨ #UKIndiaFTA #NorthEast

A covenant is simply a legal promise about land. In conveyancing, they usually fall into two categories: 1) Restrictive covenants These are promises not to do something, for example, no caravans on the drive, no business use, or no extensions without consent. These can bind future owners, so they can still matter years after the covenant was first written. 2) Positive covenants These are promises to do something, for example, maintain a boundary fence or contribute to the upkeep of a private road or green space. The key point is that positive covenants do not automatically pass to new freehold owners in the same way restrictive covenants do. They often need a mechanism to bind the next owner, commonly a Deed of Covenant or a title restriction requiring the buyer to enter the covenant on completion. One practical note that surprises people: the Land Registry title does not always neatly label covenants as “positive” or “restrictive”. Often, the register points you to the deed where the wording sits, and you may also see a restriction on the title that effectively forces the covenant to be taken on when the property is sold. If you are buying, the important question is not “are there covenants?” but “what do they actually require, who can enforce them, and have they been breached?”
