A review of espc.com indicates that the number of properties currently on the market is around 10% lower than at the same time last year. This suggests that some sellers are adopting a “wait and see” approach, likely influenced by speculation around the forthcoming Westminster Autumn Budget. While sales activity remains steady, it will be interesting to see whether the market experiences a quieter run-in to the end of the year compared with previous periods. It's also worth remembering however between now and Christmas, there are two further interest rate reviews scheduled. A potential 0.25% reduction - bringing the base rate down to 3.75%- would see rates fall below 4% for the first time since February 2023, which would certainly provide a welcome boost to buyer sentiment as the year draws to a close. It might also spur more sellers on to list their property at the start of 2026. #ESPC #Marketcomment #Q4
