    PLAN0 AI turns architectural plans into construction cost estimates and analytics in minutes. They are building the Bloomberg of construction, with $20B of projects already running through the platform. Construction is a $13T industry that lacks transparency, making it difficult for stakeholders to benchmark projects, understand local market dynamics, learn from past projects, and anticipate future cost escalations. PLAN0 uses computer vision models to analyze architectural plans and generate detailed cost estimates. Through industry partnerships, the platform is also building a database of historical and real-time localized project cost data that power its analytics tools. A developer can test whether switching from concrete to steel reduces cost, a lender can stress-test against historical overrun patterns, and a contractor can lock in steel pricing ahead of forecasted hikes. Arash has led over $7B of commercial real estate projects in North America across private equity, lending, and development roles. After experiencing many of these challenges firsthand, he partnered with Shervin (ex-Apple) and Dimitris (ex-Citadel, MIT) to build PLAN0.     In my last post, I wrote that the tool I really wanted still did not exist. So for years, I tried to build pieces of it through AI research. Coming from architecture, I never thought AI for architectural design should work like a vending machine: make a request, get a building back, and choose whether to accept it. What I was looking for was not just a better model, but a way for AI to work with architects while a design is still taking shape. A design does not unfold in one format. It starts as a thought, then moves through sketches, diagrams, plans, models, constraints, references, markups, and conversations. Each representation reveals something different. Each one carries part of the intent. And the design keeps changing as architects move between them. So the real challenge was not just generation. It was whether a system could understand those representations, translate between them, and respond while the design was still forming. That thinking has shaped much of my research since 2017. BIM-GAN asked whether sketches, diagrams, and floor plans could move fluidly between one another. House-GAN and Building-GAN asked whether early planning diagrams could become floor plans and building massing. PLay and CoLay asked whether constraints, such as grid lines, could become part of the design intent itself. SkexGen and CLIP-Forge asked how complex 3D forms could be represented through modeling steps and language. Different research projects, but the same underlying thesis: Keep the design process continuous, instead of turning every shift in thinking into another round of manual translation. This is why I kept returning to a diagram like this in talks over the years. It captured the idea I was building toward: an AI collaborator that helps architects move across the many ways they express intent and develop a design.

    I visited a construction site in Lockhart, Texas where a robot is building walls out of dirt. An actual cable-driven robot, suspended on cables, scooping up wet clay from the ground and pounding it into walls. The material is adobe. Humans have been building with it for over 5,000 years. What Terran Robotics has done is pair that with a robotic system, computer vision, and AI navigation to bring the cost of wall construction down to a third of what conventional methods cost. I spent a day at Proto-Town with Daniel Weddle, co-founder of Terran Robotics, walking through how the whole system works. A few things that stood out: ✴️ The entire wall construction costs a fraction of traditional construction. ✴️ The robot uses AI and a camera system to navigate the site and read wall topology in real time. ✴️ How MEP rough-ins work inside an earthen wall ✴️ They are currently moving their robots onto the next site at Proto-Town. The technology is early. Speed is still improving. But the core thesis is compelling: if you can radically reduce the cost of the wall itself using locally sourced materials and autonomous labor, you change the economics of homebuilding in a meaningful way.     Right data, wrong framing! Construction is getting its usual cameo in another generalized market scan, and once again, the takeaway misses the mark. (For reference: Charts of the Week: Venture's $300B Quarter) The claim: construction stopped adopting new technology around 1960 and has been stagnant ever since. That’s a convenient narrative. It’s also wrong. Construction hasn’t resisted technology. It’s been waiting for technology that actually works in its environment. This is an industry defined by physical constraints, complex coordination, tight margins, and zero tolerance for failure when it comes to human safety. The bar for adoption isn’t “interesting demo” or “incremental efficiency”, it’s meaningful improvement in risk and productivity. For decades, most tools simply didn’t clear that bar. So no, construction didn’t “stop adopting.” Technology wasn’t ready. If that sounds off, consider this: fully self-driving vehicles were expected to see mass adoption by the early 2020s. It’s 2026, and we’re just beginning to see scaled deployments like Waymo, in select cities, on select roads. Impressive, yes. But also a reminder of how long it takes for technology to mature in the real world. Now, things may actually be shifting. Robotics costs are coming down. Computer vision is becoming viable. Interfaces, chat, speech, are finally making human-machine interaction practical. This is what “adoptable” starts to look like in an industry that's responsible for 450 millions lives. The story isn’t that construction fell behind. It’s that the enabling technologies are finally catching up. That’s a very different chart.
