#Commercial #sales volume rose 26% to $16 billion in Southeast #Florida in 2025. This is the highest level since 2017 when we started estimating sales from county records. Lower #mortgage rates, a pickup in #commercial lending, and the area's strong #job growth are factors that propelled the sales rebound, now on its 2nd year. Dollar sales volume rose at a double-digit pace across asset types: #multifamily (+18%), #office (+37%), #industrial (17%), #retail (42%). Dollar sales volume rose across all Southeast Florida counties: #Miami-Dade County ($7.1 billion, +32%), #Broward County ($5.5 billion, +27%), #PalmBeach County ($2.8 billion, +12%), #Martin County ($181 million, +1%), and #StLucie County ($367 million,+21%). The median overall commercial sales #price per square foot rose in Miami-Dade (+3.5%), Broward (+3.7%), Palm Beach (+6.8%). Southeast Florida saw an uptick in $100 M+ deals to 19 deals (10 in 2024), an indication of robust #investor confidence in South Florida’s #economy and investment profitability . #Rents rose for office, industrial, and retail space, but declined for multifamily with vacancy rates rising due to the supply overhang from intense #construction in 2021-2022. Is the classic multifamily “value-add + leverage” playbook broken in 2025? With interest rates at multi-decade highs and capital tight across the board, many proformas built on old underwriting assumptions are being put to the test—and not all are passing. According to new research from CBRE published in July 2025, over a third of multifamily GPs who acquired properties with floating-rate debt 2022-2024 are now experiencing severe cash flow shortfalls, with forced refinancings or capital calls up by 27% vs. last year (source: CBRE, Multifamily Debt Market Trends, July 2025). A real-world illustration: A Dallas sponsor structured a 214-unit acquisition in 2023 with heavy bridge financing tied to SOFR. When the index climbed above 5.5% in 2024 and rent growth stalled, debt service coverage fell below lender requirements. The sponsor had to inject additional equity and renegotiate with lenders, wiping out LP distributions for four consecutive quarters. What’s the lesson? In today’s environment, the most sophisticated investors are placing greater focus on unlevered IRR, rigorous scenario modeling, and sensitivity analyses—tools that strip out the impact of leverage and stress-test cash flows against rising rates and slower rent growth. As Moody's Analytics cautioned in August 2025: “A return to fundamentals is necessary. Leveraged returns are amplifying downside risk, not just upside.” For those building or investing in deals right now, ask: - Is your underwriting stress-tested for rising rates and below-trend rent growth? - Are you relying on leverage to make the numbers work—or have you quantified true risk-adjusted returns? - What does your unlevered IRR look like if rates rise another 100bps—or if NOI flatlines for a year?
